What To Bring To Closing
Your first closing? Here’s what should you bring.
Never been through a house closing before and feeling lost? Don’t worry, you join the club with most first time homebuyers on what will happen during the closing procedures on your home. Our job as a title and escrow company is to aid in making the process smooth and painless while making sure you have all the necessary information and materials. You will want to have certain items completed or in hand when you come to the closing and we’ve created an overall list, below (please confirm with your escrow officer, as practices may vary):
Buyer
- Cashier’s check / if in excess of $25,000.00, A wire is required.
- Photo identification (passport, driver’s license, etc.)
- Any miscellaneous documents as required by your lender.
Seller
- Cashier’s check / if in excess of $25,000.00, A wire is required.
- Photo identification (passport, driver’s license, or state-issued identification card)
- Lien waivers for any work completed in the last 6 months.
To help remember what to bring during this very busy day, you might want to create a personalized checklist. Your list may vary depending on:
- Type of property (freestanding home, condominium, etc.)
- Terms of your purchase contract
- Terms of your loan (if applicable)
- State and local real estate closing rules and customs.
